Redevelopment plans for the former Royal British Legion site in West Jesmond, Newcastle upon Tyne, have received unanimous approval from Newcastle City Council’s Planning Committee, following support from DPP Planning on behalf of Modobloc Ltd.
The proposals, designed by Greatspace Architects, will transform the site into 40 new residential apartments within a four to five-storey building, including a residents’ communal area, landscaping and associated works. The development will bring the site back into beneficial use and deliver new homes within an established and sustainable residential area of Newcastle.
DPP Planning worked closely with Modobloc Ltd, Greatspace Architects and the wider consultant team throughout the pre-application and planning application process, providing strategic planning advice and leading engagement with Newcastle City Council.
DPP Planning also coordinated responses to comments received from planning officers and consultees and worked with the wider project team to progress amendments to the proposals where appropriate. These included matters related to landscaping and trees and enhanced biodiversity measures to provide improvements to the scheme.
The application was then presented to Newcastle City Council’s Planning Committee in September 2026, where members unanimously granted planning permission, subject to completion of the necessary legal agreement.
