In Leeds, Residential

On behalf of Credcoll Holdings Ltd, DPP Planning has secured permission for a new, 21-storey residential building at Shannon Street and Marsh Lane in Leeds.

The development will transform a vacant brownfield site in the city centre into 212 new apartments, 7% of which will be affordable homes. This will include a mix of one, two and three bedroom apartments with private balconies. The building will also come equipped with accessible parking and 182 secure cycle spaces, encouraging active travel in a highly accessible city location.

Designed by Brewster Bye Architects, residents will have access to several onsite amenities including a gym, cinema and roof terrace, as well as communal garden. The development will also feature a reception lounge and conference spaces.

DPP Planning began working on the application when it was submitted in 2024, collaborating with Credcoll Holdings Ltd, the wider project team and Leeds City Council’s consultees. This included making amendments to address public and consultee comments, subsequently gaining support from the Council and a recommendation for approval. The application then received unanimous approval at Plans Panel in October 2026.

Oliver Walker-Corbett, Associate Director at DPP Planning, said: “We are delighted to have secured approval for this scheme which will transform a long-vacant brownfield site. Despite a number of complex site constraints and regulatory changes during the planning process, by working closely with officers and stakeholders we were ultimately able to develop a scheme that will make a positive contribution to Leeds city centre.”

“This is even more gratifying for DPP Planning as one of our five regional offices is in Leeds and so it is great to contribute the development of a building in the city that some of our colleagues call home.”
