In Employment, Leeds

DPP, on behalf of Woolgrowers Field Ltd, has successfully managed an application for outline planning permission (all matters reserved except access) for a mixed-use employment development on the allocated AL2 site in Towcester. The scheme includes industrial and commercial uses, with potential for a car showroom, builders’ merchant, and an emergency services hub.

The development proposes up to 71,600 sq ft of B2/B8 uses, alongside other complementary uses, offering flexibility for a range of future occupiers. The mix of uses was informed by market analysis to meet local employment needs.

DPP led early pre-application discussions with the Council, undertook public consultation, and prepared key documents including the Planning Statement, Statement of Community Involvement, Health Impact Assessment, and an Employment Benefits Statement demonstrating local job creation and economic impact.

The team worked closely with the client to address objections from National Highways and the Local Highways Authority, resolving local concerns over traffic. The application was approved at Planning Committee in August 2025.

Speaking about the decision, Mark Lane, Director at DPP said

This was a really exciting project to work on being a large and complex scheme on an allocated site in the historic roman town of Towcester. DPP are glad to have secured permission at Planning Committee following a lot of local opposition primarily on highways and traffic grounds.
