DPP were instructed by Caddick Group to prepare, submit and manage an outline planning application for up to 50 dwellings with all matters reserved apart from access at land to the south of Main Street, Stanton under Bardon, Leicestershire. This was proceeded by public consultation which took the form of a leaflet and letter drop to local residents.

The proposals followed a successful draft allocation within the Emerging Local Plan and DPP helped to co-ordinate the wider consultant team to prepare the necessary supporting reports for the application. Due to the greenfield nature of the site, and the existing boundary with the adopted highway, DPP advised to secure an access arrangement as part of the outline consent and demonstrate that the level of units was achievable through an illustrative masterplan.

Liaising with the client, landowner and consultants, matters discussed and resolved through the planning application included archaeology, ecology, impact on trees and hedgerows, drainage, and highways implications relating to the access and the wider road network.

Despite the Site constituting greenfield land outside of the settlement boundary, DPP secured approval via planning committee by successfully arguing that the benefits of additional housing in the context of no five year housing land supply would outweigh any negatives or harm.

Achievements

DPP engaged with the LPA, design team, key stakeholders and local community to gain early feedback which helped with preparing a comprehensive planning application which ultimately overcame the main issues with developing the Site.

Through supporting evidence and highlighting the acute need for housing within the Borough, DPP were able to gain the support of the LPA and gain approval at planning committee.
