Working on behalf of Mulgrave Developments Ltd, DPP have secured planning consent for a residential scheme in Shipton-by-Beningbrough in North Yorkshire.
DPP were instructed to prepare, submit and manage a full planning application for residential development of a former petrol station and commercial yard. Mulgrave Developments Ltd is an award-winning house builder specialising in developing unique, high-quality, design-led residential properties in desirable locations throughout Yorkshire.
During the course of the application, DPP were required to address a number of issues raised by officers and various consultees, relating to highways, landscape and ecology. The revised layout, coordinated by DPP, enabled officers to support the scheme.
DPP also worked with the applicant to coordinate the provision of a viability assessment, setting out the case for a reduced provision of affordable housing to reflect the excessive costs associated with remediation and clearance of the site. DPP also successfully convinced the Council that the provision of a local play area on-site, as required by the Development Plan, could not reasonably be accommodated given the unconventional shape of the site. DPP negotiated an off-site contribution in lieu of on-site provision, which the Council agreed was an acceptable compromise. DPP achieved planning consent by unanimous vote and the site is now moving towards delivery.
