POC-F West Green, Pocklington

POC-F is a predominantly greenfield site, located partially within Pocklington Conservation Area, overlooked by existing residential properties with boundaries comprising of mature and prominent belts of trees. A small part of the site contained an old farm complex whose buildings were of historic interest and provided a habitat for protected species.

Achievements

DPP were instructed to promote the land through the local plan process. A suite of technical reports were produced and submitted to the Councils call for sites exercise. This included a masterplan to demonstrate how the site could be developed. Comments were the made on the Councils fact checking exercise. As a result, the site was allocated for residential development. The site was known as POC-F and covered 22.38ha and had an indicative capacity of 504 dwellings. There was a requirement to connect West Green to The Balk and a further residential allocation, also promoted by DPP, and known as POC-G. DPP supported the allocation through the various stages of the local plan process and the allocation was secured. Both the East Riding Allocations Document and the East Riding Strategy Document were adopted in 2016.
