Salford Central Plot E6

DPP were instructed to assist English Cities Fund in the preparation of a planning application for the construction of an affordable 96-unit, 1-2 bed apartment scheme with ancillary ground floor commercial, resident car parking, public electric vehicle parking and public realm works at Plot E6 (Greenhaus) of the Salford Central Masterplan. The affordable homes will be managed by Salix Homes and the scheme is also targeting Passivhaus Standard.

DPP attended pre-application meetings with the Council to ensure a close working relationship and to achieve a design that the Council planning officers could support prior to submission.

The Salford Central Masterplan was granted outline planning permission over 10 years ago. The application for Plot E6 was brought forward as a full planning application as it slightly exceeded the parameters of the outline planning permission. DPP project managed the planning submission and planning permission was successfully granted in November 2021.

The Plot E6 site sits on a small parcel of land adjacent to the designated Cathedral Church of St John the Evangelist and a Conservation Area. DPP have successfully dealt with all of the policy issues surrounding the construction of a large building on this constrained site. The key issues were impact on the designated asset and its setting, and impact upon the designated Conservation Area.
