Salford Central Plot a1

DPP were instructed to assist English Cities Fund in the preparation of an application for a 22-storey apartment building comprising 189 no. residential apartments with associated amenity space and landscaping works (‘the Proposed Development’) at Plot A1 of the Salford Central Masterplan.

DPP attended pre-application meetings with the Council to ensure a close working relationship and to achieve a design that the Council planning officers could support prior to submission.

The Salford Central Masterplan was granted outline planning permission over 10 years ago. The application for Plot A1 was brought forward as a full planning application as it slightly exceeded the parameters of the outline planning permission. DPP submitted the application (ref: PA/2024/1691) . It was approved and a further NMA submission (ref: OTH/2025/1528) was approved. DPP are now in the process of supporting the discharge of conditions.

Achievements

The Plot A1 site sits on a small parcel of land adjacent to the River Irwell. DPP have successfully dealt with all of the policy issues surrounding the construction of a tall building on this site. The key issues were impact on nearby designated heritage assets and their setting, and impact upon the amenity of future residents.
