DPP have successfully gained unanimous approval at planning committee (subject to the signing of a legal agreement) for a new six storey office building comprising 1,450sqm of office space within the heart of Hammersmith.  

Located on a highly constrained site adjacent to Hammersmith Tube Station and infrastructure, set behind existing buildings off Shepherd’s Bush Road, and located immediately adjacent a Grade II listed building, the proposed application represents the regeneration of an underutilised site in a prime location.  

Within this context, DPP had to navigate the various material constraints and liaise with the relevant consultees on heritage, design, drainage and highways. The latter involved numerous discussions to ensure that there would be no obstruction and impact on the key bus route and bus stop adjacent the site. In addition, DPP negotiated with the Council over their (at the time) new flagship affordable workplace policy which involved drafting up an Affordable Workplace Management Plan to set out how office space could be set aside for local SMEs and managed once the building was complete.  

Due to the scheme being a major planning application, with a number of public objections, DPP also had to present at planning committee to set out to local councillors that the development was appropriate and would not give rise to harmful impacts on neighbouring uses.  

The application is now awaiting the signing of the legal agreement before permission can be granted.  

Achievements

Key achievements include the successful negotiation with various statutory consultees to overcome design constraints and alterations, including discussions with Transport for London and the Council’s transport team. The drafting of an Affordable Workspace Plan was also a crucial part of securing planning permission.
