Garnet exchange (formerly the core), leeds

Garnet Exchange, formerly The Core Shopping Centre Leeds, is a development comprising retail uses at ground floor and purpose built student accommodation at upper floors. The scheme will contain a series of three interlinked  buildings and  is being brought forward by AFAS the Core Ltd and Fusion Global Management Ltd on a prime site in Leeds City Centre.

The scheme will deliver 807 beds across a mix of studio apartments, shared cluster flats alongside communal amenity space and public realm improvements in and around King Charles Street, including the introduction of new streets to bring improved pedestrian connectivity and vibrancy to this side of the city. The development will replace The Core shopping centre that has suffered from increasing vacancies over the years and cease the opportunity with a regenerative and demand-led scheme, in proximity to sustainable travel options, city centre amenities and the University campuses.

Achievements

DPP have acted as planning consultant on the project and led extensive pre-application discussions with Leeds City Council  through careful negotiations with officers, as well as presentations and discussions with Members of Leeds Plans Panel (Planning Committee), DPP have been able to agree a  building design on a sensitive site with the Council at pre-application stage, minimising the risk in progressing the project to full application stage.

DPP prepared and submitted the application, subsequently achieved unanimous recommendation of approval from Plans Panel and subsequently achieved formal planning consent.
