In Newcastle, Student Accommodation

Working with Devlux and  Xsite Architecture, DPP has successfully secured planning approval for the redevelopment of 150–156 New Bridge Street, Newcastle upon Tyne. The approved proposals will see the delivery of a high-quality purpose-built student accommodation scheme in a prime City Centre location, transforming a long-standing derelict site.

The proposals include the demolition of unsafe existing structures and the development of 110 student bedrooms in a mix of studios and cluster flats, arranged across a sensitively designed building that ranges from four to six storeys in height. The development will also deliver improved public realm, wider pavements, and an enhanced street scene along both New Bridge Street and Argyll Street.

The previously consented residential scheme on the site had stalled following the previous developer’s administration. Since then, the team has worked to identify a viable way forward and has successfully secured an option on the adjoining vacant corner building (156 New Bridge Street), formerly used as offices. This expanded footprint enabled a viable scheme to come forward, now approved, to bring this prominent site back into productive use.

The site will be regenerated to deliver much-needed student accommodation in a sustainable location, while significantly improving the quality and character of this section of the city centre. The approved development will not only provide a viable future use for the site but also contribute positively to the wider regeneration of the area.

The scheme represents a strategic investment in Newcastle’s built environment and student infrastructure, reflecting a shared commitment between the applicant, the City Council, and local stakeholders to transform a neglected location into a vibrant, high-quality development.
