Rialto House, York
DPP worked alongside GWP Architecture on behalf of Petrina Ltd and Grantside (North Star West) Ltd to co-ordinate, manage and submit a full planning application for the demolition of the existing Mecca Bingo building and redevelopment as purpose built student accommodation for 280-beds, including cluster flats, studios, landscaping, and cycle parking just south of York City Centre.
The site is sustainably located in close proximity to the University of York and the City Centre on a key route south of the city. It is hoped that the development will help towards the regeneration of the Fishergate area whilst also providing much needed student accommodation within the city, the latter helping to free up family homes from houses of multiple occupation (HMOs).
The development is 4-storeys in height and the layout sees the creation of two courtyards which will be landscaped and available to residents for use. The use of high quality materials and features such as faux chimneys, large gables and a pitched roof will help to create a landmark building on the approach to York.
Achievements
DPP engaged with the LPA, design team, key stakeholders and the local community at an early stage and gained positive feedback. The engagement activity meant the project team could address any issues at an early stage and will allow for a timely decisions to be made within the timeframe.
DPP co-ordinated a complex project and consultant team and prepared a comprehensive planning application and additional reports, which was submitted to York City Council. DPP liaised closely with the LPA, consultees, client and project teams through the project to secure planning approval as well as speaking at the York Planning Committee meeting.
