Since 2003, DPP has been retained to promote the land through three different development plans for residential development on part of the estate. DPP secured the allocation of part of the estate for 650 homes in the emerging Local Development Plan. This reflects over ten years of representations to the LPA and lobbying on the need for greenfield release. Reflective of the technical case presented by DPP, the application site represents the only greenfield site to be allocated for housing the north of the M4 motorway.
DPP undertook a series of planning appraisals on the entire estate, identifying the parcels of land most likely to be supported for development. Based on this advice, DPP were subsequently appointed to submit representations to the Cardiff UDP and then the LDP seeking housing allocations. DPP had been promoting 38 hectares of the estate for residential development through a revised LDP. In addition to the submission of written representations, DPP assembled a consultant team to prepare technical reports to support the allocation of the site. DPP were appointed to lead discussions with LPA regarding the allocation of the site, but also on it’s integration with an adjoining allocation and the introduction of a strategic public transport corridor through the site.
