In Leeds, Permission secured, Student Accommodation

On behalf of Leeds Property Group and working closely with DB3 Architecture, DPP has secured full permission for the redevelopment to create student housing at the former box factory at Burley Road, Leeds.

The proposal will redevelop the existing building into a 4-storey scheme comprising 58 studios and high-quality communal space. The main Burley Road elevation will be retained as part of the scheme. The approval, secured under delegated powers, will facilitate the regeneration of this brownfield site. DB3 Architecture’s high quality design approach has successfully unlocked this constrained site’s development potential. The site is adjacent to the Leeds – Harrogate Railway Line and a public right of way.

DPP worked closely with the client and project team including SLR Vectos Highways, CCS and Collingham Winter Landscape Design to effectively resolve a number of consultee comments relating to access and parking, design, landscaping and residential amenity. DPP also led negotiations on the conditions and the heads of terms in the Section 106 agreement.

Dr Roy Tucker of Leeds Property Group said of the consent:

We are pleased to have collaborated with DPP and DB3 Architects on our first major student housing development. Their expertise and dedication have been invaluable in bringing our vision to life. We are committed to our local community. This project will address the need for student housing and also deliver improvements to local amenity by investing in local green spaces, enhancing pedestrian connectivity as well as regenerating this site.

Lee Holmes, Senior Associate at DB3 Architects, commented:

We are delighted to have worked with Leeds Property Group and DPP to secure this permission. Our design approach has helped to unlock the site’s development potential and will deliver a successful, sensitive infill development on a constrained site.

David Smith, Director and Head of Urban Living at DPP, remarked:

We are delighted to have secured this consent which will regenerate this former industrial premises, deliver much needed new student housing and improve local amenities. The site is constrained and previous attempts to secure a viable permission were unsuccessful so it’s very rewarding to secure this permission for Leeds Property Group. The client’s vision to transform this site and deliver a scheme which contributes to the local community has been realised.  We are pleased to have managed the application through to a delegated approval by working closely with the council.’
