On behalf of Strata, DPP has assisted in securing approval at planning committee for the development of 234 new dwellings with associated infrastructure and landscaping works at Normanby High Farm, Skippers Lane, Middlesbrough.

The proposal will deliver a mix of high‑quality 2, 3 and 4‑bedroom homes designed to meet strong local demand for family housing. The scheme includes 11 house types, all equipped with EV charging points and solar PV panels. The project features over 12 hectares of enhanced public open space, with native planting, wildflower areas and more than 150 new trees, achieving a biodiversity net gain well above 10%. The scheme will also deliver £1 million in Section 106 contributions, including funding for education, healthcare, leisure improvements and coastal safeguarding. Following approval at planning committee, the development will support the Redcar Council’s housing delivery targets, providing around 50 new homes per year over the next five years.

DPP worked with the client, project team and the Council’s consultees since submission of the application in 2024 to make amendments to the scheme to address public and consultees comments, resulting in a scheme supported by the Council and a recommendation for approval. This led to the application receiving approval at planning committee in February.
