the Avenue, Chesterfield
DPP were appointed by Strata Homes to prepare and submit a reserved matters application in respect of a site known as The Avenue, for the delivery of 217 homes within a major housing development located in Wingerworth, Chesterfield. The scheme consisted of 97 semi-detached/terraced and 120 detached properties of 2 – 5 beds. The development includes significant landscaping, and connection to the adjacent Avenue Countryside Park.
The Avenue site was a former coking works which was one of the most contaminated sites in Europe.
ACHIEVEMENTS
DPP liaised with Strata Homes and the project team to set out a co-ordinated design and policy argument for the planning application. This included undertaking pre-application discussions with North East Derbyshire District Council and consultation with local councillors to get early advice to inform the approach.
With The Avenue being a flagship site for NEDDC and with Homes England as a partner, the right design of the right quality was crucial. DPP work with the design team to demonstrate, within the Planning Statement, how the scheme represented excellent design which regard to the first phase of the scheme and conformed with the aspirations of Homes England, and accorded with relevant local and national planning policies and the conditions on the outline permission.
A good relationship with NEDDC and a pro-active project team ensure a swift decision for such a complex site.
