In Cardiff, Permission secured, Residential

DPP have secured outline consent for the redevelopment of a vacant site in Winson Green, Birmingham for the creation of 451 apartments.

This transformative project by Rochda Group will revitalise a 7.1-acre site of derelict former railway sidings, turning it into a vibrant community. Designed by Whittam Cox Architects, the development will feature high-quality affordable housing, public green spaces, and communal areas, breathing new life into the area. Key features of the development include 451 apartments offering one, two, and three-bedroom homes, along with private balconies, terracing, and shared amenity spaces for residents to enjoy. The project will be delivered over seven buildings and will prioritise placemaking alongside retaining and enhancing ecological value. Generous green spaces and publicly accessible amenities will foster a sense of community and well-being.

The retention and integration of existing woodland into the masterplan underscores the commitment to preserving natural landscapes and enhancing the overall quality of life for residents. This collaborative effort between the applicant, local authorities, and stakeholders reflects our shared vision to meet the community’s aspirations.

Ronald Whitehouse, Director at Rochda Group said of the consent:

We are pleased to have collaborated with Whittam Cox Architects on this development. Their expertise and dedication have been invaluable in bringing our vision to life. Together, we have crafted a transformative project that not only addresses the need for affordable housing but also enhances the fabric of the community. We look forward to continuing our partnership as we embark on this exciting journey towards creating a vibrant and inclusive neighbourhood for generations to come.

Mark Williams, Director at Whittam Cox Architects, expressed his enthusiasm:

We are delighted to have worked with Rochda Group to develop this masterplan. It provides a substantial new development, well situated to offer an attractive and inclusive new residential destination, tailored to support the needs of the local community. We believe these proposals will greatly complement and enhance this aspirational area of the city, providing high-quality, affordable living and ensuring a long-term sustainable use for the site.

Gareth Hooper, Chief Executive Officer at DPP, remarked,

We are delighted to have secured this consent, which will transform the area and make a significant contribution towards meeting the housing needs of the community. This scheme took an existing permission and achieved a much higher density of development while also delivering a higher quality scheme with significantly more community benefits, including affordable housing. Achieving this while meeting all the technical requirements of the site is a testament to the client’s approach and the skill of Whittam Cox Architects. We are pleased to have balanced all the competing requirements of this proposal by working closely with the council and look forward to seeing the transformation take place.

As construction commences, anticipation grows for the positive impact this development will have on the local area, providing not only much-needed affordable housing but also a renewed sense of vitality and opportunity for generations to come.
