In Leeds, Mixed-Use Regeneration

On behalf of our clients Cityregen Ltd and Galliford Try Investments Ltd, DPP have submitted a hybrid planning application for a major residential-led, mixed-use scheme at the site of the Corah Factory, Leicester.

The proposed masterplan is a residential-led, transformational regeneration of a large city centre brownfield site which will potentially deliver over 1,000 new homes in a central and sustainable location, as well as potential retail, commercial and leisure uses. The proposals include the regeneration of the Old Textile Building at the centre of the site and the reinstatement of Corah Green, a publicly accessible open green space within the centre of the site; they also include the retention of two existing chimneys fronting the Grand Union Canal alongside the provision of a brand-new bridge connection providing direct access to Abbey Park from the city centre.

DPP look forward to working proactively with the Council over the coming months to deliver this significant urban regeneration scheme for the city. It follows extensive pre-application discussions with key stakeholders and the Council which have informed the design development of the scheme.

Speaking on behalf of DPP, Director Michelle Davies said:

This site represents one of the last major regeneration sites in single ownership in the city of Leicester and is a key opportunity to deliver much needed homes. We have been through an extensive and detailed pre-application process with the Council and major stakeholders during the last year, and we now look forward to progressing this fantastic scheme through the Planning process.

A spokesperson for Cityregen Leicester and Galliford Try Investments said:

Our transformative proposals promise to unlock the Corah Site and create a new legacy for this important location in the city.

The plans will bring new life to this area of Leicester, creating a dynamic new community and destination which will act as a catalyst for further growth and regeneration in the area. By delivering a significant number of homes, this site can also play a major role in easing the housing shortages facing local people, while creating fantastic new green spaces and public realm in the city. The development will bring significant economic and social benefits to the city.

While reinvigorating the Corah Site, our proposals also recognise its important history. Our plans are inspired by this legacy and the heritage of the site has been threaded through the proposals to ensure the people of Leicester are connected to the Corah Site’s past in its new reincarnation.
