A planning application for these proposals is due to be submitted to Peterborough City Council shortly, and we are providing you with the opportunity to view and comment in advance of the submission.
The applicants value the input of the local community in developing the vision for the Primary School and would welcome your comments on the proposed development. Details of how to provide comments are provided below.
The Site forms the southern portion of land at Aqua Drive, Hampton Water, Peterborough. The Site is within a predominantly newly developed residential area, in which 3,050 dwellings are to be delivered at Hampton East as part of a major expansion of the area. The majority of the residential developments are either completed or currently under construction.
Outline planning permission was granted for residential development and associated community, education, leisure, industrial and commercial areas, and associated open spaces, roads, service infrastructure in October 2016 (ref: 16/02017/OUT). The site subject to this development has been allocated for a primary school as part of the Hampton East outline masterplan. The forthcoming planning application will therefore be for approval of reserved matters – access, appearance, landscaping, layout and scale as the principal of a primary school in this location has already been approved by the Council.
Eco Modular Buildings is seeking planning permission (on behalf of Peterborough City Council) for the new 630 pupil St John Henry Newman Roman Catholic primary school to provide high-quality education on site, due to open in September 2022. The school will initially open to reception, year 1 and year 2 pupils and will also have a 26-place nursery.

Peterborough and particularly the Hampton Waters area, has a recognised need for primary school places and the development will provide a valuable contribution towards meeting this need. The proposed high–quality school will allow residents, pupils and staff to benefit from modern education provision available on site.
The development proposal comprises of one building of 2 storeys in height and will be constructed in a mixture of brick, timber and blue coloured panelling to reflect the school’s branding, whilst also taking inspiration from the surrounding water features. The Modular/volumetric building will be pre-engineered building unit modules manufactured off site. Modules are delivered to site and assembled to form a modern and sustainable building.
The school will be accessed off Aqua Drive with a one way system through the car park, with a number of drop off bays. Three pedestrian access routes are included, two to Aqua Drive and one to Hartland Avenue to the East of the site. The car park will provide sufficient spaces including disabled bays and a number of Electric Vehicle Charging Point bays. The main entrance and halls sit prominent to the South East of the site addressing the village centre of the overall Hampton Waters village, where Aqua Drive and Hartland Avenue meet. The building will accommodate 2 teaching wings off the main heart of the school. Forming a courtyard area for hard outdoor play, leading to the playing fields with seasonal pitches to the rear.
Exceptional quality development of this site will significantly improve the appearance of the site and will be of local importance in enhancing the vitality of the area. The development will also play a large part in facilitating the ongoing sustainable growth and development of Peterborough.
