Proposed Residential Development of 44 Dwellings at land off Squires Close, Pocklington
Welcome to our public consultation page for the proposed application which seeks full planning permission for the construction of 44 new, high-quality dwellings, together with associated access, parking and landscaping on land off Squires Close, Pocklington.
A planning application is due to be submitted to East Riding of Yorkshire Council shortly, and we are providing you with the opportunity to view and comment on the proposals in advance of the submission. The proposed development is being submitted by DPP on behalf of J.G. Hatcliffe Property and Planning and Mulgrave Developments Ltd.
Mulgrave Developments Ltd is an award-winning house builder specialising in developing unique, high-quality residential properties. The business started life as the development arm of the historic Mulgrave Estate based in Lythe near Whitby. The early development was either on parts of the Estates picturesque 15,000 acres or in close proximity. As the company has grown, it has expanded its area of operation and now operates across the north of England and is a significant provider of homes throughout Yorkshire.
The proposal is for a total of 44 new dwellings to be built by Mulgrave Developments Ltd. The residential scheme will include a range of different house types and tenure; however, they will all be 2-stories high and will range from 1-bedroom to 4-bedroom properties. A proportion of the dwellings will be affordable homes. Each dwelling will have its own private rear garden and at least one allocated car parking space. They shall be two storeys in height and the dwellings and proposed materials shall be selected to complement the neighbouring properties.
Vehicular access to the proposed development will be taken from Squires Close. The layout of the proposed development is centred around the main estate road with a number of shared surfaces and private driveways.
Draft plans and CGI images are shown below and provide further details of the scheme, however, in summary, the layout of the scheme has been designed with the opportunities and constraints of the site in mind, with particular focus on maintaining the tree belt and landscape buffer to the south and west. The public right of way along the western boundary of the site will be protected and this will link into a circular footpath which will meander through the proposed landscaped amenity space which divides the Linden Homes development from the proposed development and the proposed wildlife meadow to the south. To the south of the proposed houses a wildflower meadow will be planted with species designed to encourage and support biodiversity.
The proposed development will be attractive and exceptional in quality and layout.
The residential development will be served from the new access onto Squires Close.
