Proposal for a new Purpose-Built Student Accommodation Development at Sheepscar Grove, Sheepscar, Leeds


Welcome to the public consultation page for the exciting proposals for a new Purpose-Built Student Accommodation development at land to the east of Sheepscar Grove, Leeds.

A planning application for these proposals is due to be submitted to Leeds City Council shortly. However, prior to the submission of the application we are offering local residents and other stakeholders the opportunity to view and comment in advance of the submission.

The proposed development is being brought forward by MBU Red, who are experienced developers of purpose-built student accommodation, having invested and managed a number of similar development proposals across the country.

The Site

The site concerns a plot of land located in Sheepscar, situated to the north of the defined City Centre of Leeds. The site falls between Sheepscar Grove to the west, and Sheepscar Beck to its immediate east. The site, which measures approximately 0.25ha in area, is comprised predominantly of an area of vacant hard standing, albeit the southern extent of the site accommodates a commercial unit associated with B Gallagher Construction. The site lies within reasonable walking distance of a number of the city’s universities.

The Proposal

The proposed development comprises of the demolition of the existing commercial building, and the construction of a new purpose-built student accommodation scheme. The proposed development will comprise of a single building which is expected to be around 8 storeys in height, and will sit between an existing commercial unit, and the recently-approved purpose built student accommodation block (referred to as the Alumno Scheme) to the south, existing commercial units on Sheepscar Grove to the west, and Sheepscar Beck and Regent Street to the east.

In terms of design, the project team have been worked closely with planning and design officers at Leeds City Council, and on the building’s massing and appearance.

Internally, the proposed development is expected to accommodate approximately 363 bed spaces in a mix of studios and cluster flats which includes a series of individual study bedrooms alongside a shared kitchen living dining spaces. The studios will include a kitchenette, with every bedroom including en-suite facilities. The ground floor of the proposal will contain a number of communal facilities, such as a reception and a common room. Additional communal amenity spaces are provided throughout the development.

It is anticipated that the proposed development will be accessed off Sheepscar Grove with the ground floor reception and communal room providing an active street frontage. Parking, servicing, and open space are provided to the rear.

At the beginning and end of term time, it is envisaged that residents will be allocated a dedicated time slot to use the drop off / car parking area in order to drop off/pick up their belongings. Outside of these times, due to the proximity to the City Centre, there will be no on-site parking provided save for four disabled bays within the modest parking area to the north of the building. Ample cycle parking will be provided for both residents and visitors to promote sustainable travel.

The proposals would redevelop a brownfield site that is positioned favourably and sustainably, within walking distance of many of the City’s higher education campuses. The site is also well located close to local amenities within the wider City Centre. The proposed development will meet the existing demand for high quality student accommodation within this location where students can make a positive economic contribution to the nearby shops and services.
