The Site and Planning Background

The application site is formed by a parcel of land to the south of Main Street and east of Church Street. The site covers an area of approximately 3 hectares and is currently an open field.

The site already benefits from outline planning permission, granted in 2015, which secured permission for the residential development of the land. Details of access from Church Street were also approved at this time.

The Proposals

Strata are currently preparing a reserved matters application which will provide the details of the residential scheme and aims to deal with the reserved matters of layout, scale, appearance and landscaping. It is these matters that Strata would appreciate your feedback on.

A high quality residential scheme is proposed for the site. The site layout plan below shows the layout for the development of 100 dwellings. These dwellings will comprise 1, 2, 3, 4 and 5 bedroom properties in the form of terraced, semi-detached and detached homes. All dwellings on site will be 2 storey in height with some dwellings containing rooms in the roof. A significant proportion of the proposed dwellings will be classed as affordable homes which will allow local families to remain in the area. All properties will benefit from good sized rear gardens which will safeguard and contribute to the amenity of the overall development.

Access to the development will be taken from the approved access off Church Street with a separate pedestrian access set to be provided off Main Street.

Large areas of the scheme will be provided as public open space and will provide valuable amenity space for new and existing residents of Church Fenton.

A detailed landscaping scheme will incorporate tree lined boulevards and attractive areas of open space. Landscaping will be provided along the northern boundary of the site providing a soft buffer between the existing houses on Main Street and the proposed dwellings.

In total, approximately 2 hectares of open space and landscaping is proposed.
