Major Town Centre Regeneration




Rochdale Riverside is a £70m investment into the town centre to deliver in Phase One around 18,000 m2 new retail floor space, including anchor M&S store and Next; new food & drink outlets, leisure uses including Reel Cinemas. Phase Two will see opportunities for offices, commercial uses, hotel and apartments. The scheme is supported by a comprehensive public realm scheme forming two new squares and shopping street to extend the retail circuit of the town centre.

DPP is appointed by Genr8 (Rochdale) Ltd and has provided strategic advice including preparation of a Development Framework with the Council and Rochdale Development Agency (RDA) in support of long-standing ambitions of the Council to regenerate the east area of the town centre. The Framework provided the bridge between Core Strategy policy and the application proposals.

Working with Arcadis LLP, DPP also coordinated the planning process for the client. As part of strategy advice DPP supported the client on parallel flood risk mitigation, heritage and design impacts and defended commercial retail objections.

DPP secured support and adoption of the Development Framework in 2016, and secured permission in July 2017 having received confirmation the application will not be called in by the Secretary of State.
