A planning application for these proposals is due to be submitted to North Tyneside Council shortly, and we are providing you with the opportunity to view and comment in advance of the submission. Sea Island Developments (North Shields) Ltd is working in partnership with Age UK North Tyneside to design supported housing for people in later life.
Sea Island Developments (North Shields) Ltd and Age UK North Tyneside value the input of the local community in developing the vision for the extra-care housing and would welcome your comments on the proposed development. Details of how to provide comments are provided below.
The Site extends to 0.44ha and forms the northern portion of land to the east of Hawkeys Lane, North Shields. The Site is bound to the north by Collingwood and Appleby surgeries, pharmacy and NHS Victoria therapy unit and extends to the site of the new Aldi store to the south, which is currently under construction. An ambulance station and associated parking bounds the site to the west, beyond which is Hawkeys Lane, whilst the southern boundary adjoins the rear of residential properties on Beech Court. The Site can be seen in the aerial image below (outlined in red) and is currently vacant, its former NHS use ending.
The Site is within a predominantly residential area, in proximity to local services including GP surgeries and a Primary School. The site is approximately 15 minutes walk from North Shields town centre, which provides a variety of shops and facilities. Outline planning permission was granted for residential development on this Site in June 2020 (ref: 19/01388/FUL) alongside a detailed consent for an Aldi supermarket. The Aldi supermarket is currently under construction.
Sea Island Developments (North Shields) Ltd is seeking to construct an extra-care housing development of 50 apartments for older people; providing high-quality homes with care and support available on site.
The site upon which the extra-care housing is proposed, is adjacent to the recently approved Aldi supermarket, and benefits from outline planning permission for residential use (planning ref: 19/01388/FUL).
North Shields has a recognised need for extra-care provision and the development will provide a valuable contribution towards meeting this need. The proposed high-quality extra-care apartments will allow future residents to benefit from the care and support provision available on site, to a level appropriate to their needs.
Extra-care housing (also known as assisted living) offers more support than sheltered housing whilst allowing residents to live independently. Residents live in a self-contained flat, but staff are on hand up to 24 hours per day to provide personal care and support services. These services are tailored to the needs of each resident.
The development proposal is one building of 2 and 3 storeys in height, the mass of which is articulated through staggered façade, balconies and a range of materials. Each apartment will be provided with a balcony or access to the external grounds. Communal gardens will provide accessible external amenity space for residents, with features including raised beds, greenhouse and allotment space for outdoor activities. Internal shared facilities include an activities room, break out spaces to corridors, a laundry room and a buggy store. Facilities for staff including office space and overnight accommodation are also proposed, and 22 parking spaces will be provided for staff, visitors and deliveries.
Exceptional quality development of this vacant site will significantly improve the appearance of the site and will be of local importance in enhancing the vitality of the area. The development will also play a large part in facilitating the ongoing sustainable growth and development of North Tyneside.
