Welcome to the public consultation website for the proposed residential development at land off Flax Place, Leeds.
DPP will shortly be submitting a planning application to Leeds City Council for this scheme, and we are providing you with the opportunity to view and comment on the scheme in advance of this submission. We are submitting the application on behalf of Galliford Try Investments Ltd, who are developing the scheme.
A public consultation event had been organised in respect of this development, but this has had to be cancelled in light of Government advice regarding the Coronavirus COVID-19 pandemic.
As such, we ask for you to provide your views and comments on the proposals by email (preferred) or post.
In summary, the proposed development is for two residential blocks, one at 10-storeys in height and one at 14-storeys in height and will be connected via the basement. The proposed development will create a total of 350 dwellings which will be split between 198 one-bed units, 147 two-bed units and 5 three-bed units. Various private amenity spaces including a gym and external courtyard will be provided for future residents. The proposed development also includes a total of 38 resident parking spaces with 100% electric vehicle charging, 4 accessible spaces, 4 visitor parking spaces 36 motorcycle spaces and 379 cycle spaces.
The site benefits from an existing planning permission for a development of 300 dwellings, with an associated retail unit and doctor’s surgery/healthcare unit. However, this has been thoroughly reviewed by the new development team and is not a viable development proposal. The emerging scheme boasts similarities to the previous planning permission, particularly in terms of scale, design and external appearance, however the number of apartments has increased by 50, and the doctor’s surgery and retail unit on the lower ground floor have been removed. The applicant has received correspondence from the local NHS Clinical Commissioning Group that there is no requirement for a doctor’s surgery in this area. With regard to the retail unit, the site is already within walking distance to a number of convenience stores and numerous stores in the city centre.
