Proposal for a New Affordable Housing Development on land at Blue Mans Way, Catcliffe
Welcome to the public consultation page for the exciting proposals for a new mixed tenure housing development on land at Blue Mans Way, Catcliffe.
A planning application for the proposed development is due to be submitted to Rotherham Metropolitan Borough Council shortly, and we are providing you with the opportunity to view and comment on the proposals in advance of the submission.
The proposed development is being delivered through a partnership involving Strata Homes and Great Places Housing Group. Strata Homes – an established HBF 5-star home builder working across Yorkshire and the Midlands – will be responsible for the design and construction of the development on behalf of Great Places – one of the largest housing associations in the north of England – who will provide new homes for Shared Ownership and Rent.
Site and Planning Background
The site is approximately 2.66ha in size and is currently undeveloped, overgrown and largely inaccessible. An aerial image of the site is provided below.
The site is bound to the north and west by the Sheffield Parkway (A630), to the south by Morrisons and to the east by residential properties located off Blue Mans Way. The site is within walking distance of a range of existing facilities and services, including shops, bus stops and schools. The site is also within close proximity to the Sheffield Parkway (A630), providing easy access to Sheffield and Rotherham as well as the M1.
The Council have identified the site as a suitable location for residential development within their adopted Development Plan and the proposals aim to contribute to the Borough’s housing need.
A high-quality residential scheme is proposed which seeks to overcome site constraints and maximise opportunities to create a sustainable community.
The site layout plan below provides an overview of the proposals and shows a development of 76 mixed tenure homes which forms a natural extension to the existing residential development within the immediate area.
With a view to creating a diverse community, the proposals will deliver 1, 2, 3 and 4 bedroom properties in the form of apartments, terraced, semi-detached and detached homes, with dwellings varying in height. Plans and CGI images of the proposed housing are provided below. The majority of properties will benefit from good sized rear gardens which will safeguard and contribute to the amenity of the overall development. Off street parking is provided for each property.
Access to the development will be taken from Blue Mans Way, located to the east of the site. The proposals also include the potential to connect to the Barratts development currently under construction to the south of the site.
The site is currently largely inaccessible due to the existing trees on site and offers very limited amenity or recreational value for the local area. The proposed development will seek the removal of the existing trees in order to facilitate the development which will also deliver a large area of public open space to the north west of the site. This space will provide valuable amenity space for new and existing residents as well as providing a buffer between the proposed dwellings and Sheffield Parkway to the north. Detailed landscaping proposals are currently being drawn up with the aim of providing an attractive setting for residents that will promote outdoor recreation.
The existing footpaths around the perimeter of the site will be unaffected by the proposals. Opportunities are being explored as to how the proposal can connect with this existing pedestrian network.
