We were pleased to see our Grange Farm Estate Regeneration project was shortlisted for the Best Affordable Housing Development (£20+) at the Inside Housing Development Awards 2021.
DPP were appointed by Harrow Council to secure full planning permission for the comprehensive redevelopment of the Grange Farm Estate in Harrow. The existing 282 dwellings spread across a number of buildings are to be demolished and replaced with 549 dwellings along with a new community centre, and extensive landscaping areas.
DPP secured planning consent for the Hawkins\Brown designed hybrid planning application for the phased project, with the first phase of 211 units (93 affordable housing and 118 private units) and the community centre being submitted in detail and the second phase of 338 units (144 Affordable Rent dwellings and 194 Private Sale) submitted in outline.
The regeneration of Grange Farm aims to create an exemplary mixed-tenure community that sets a new standard for mid-density suburban developments in London. The challenge was to double the density of the estate, whilst maintaining open space and without breaching strict height restrictions imposed by the safeguarding zones surrounding RAF Northolt Airport, just 4km away. As well as providing new homes for the existing residents, private homes have been introduced to subsidise the affordable homes and create a mixed tenure community.
