On behalf of SpenHill Developments Limited DPP achieved planning permission for a new Primary Care Trust (PCT) Unit at Trinity Square in 2011 after successfully achieving planning permission for the regeneration of the town centre in 2010.  The centre was in need of significant regeneration due to the economic leakage of spending into Newcastle City Centre and the Metro Centre. DPP has been involved in the regeneration of the town centre since 2004.

DPP prepared and submitted the planning application through to decision.  This included management of the consultant team and the preparation of a Heritage Statement, Planning Statement and Visual Impact Assessment. DPP provided extensive planning advice to support the scheme’s planning application both before and after submission. Since approval of the PCT application, DPP has continued to provide planning advice to Spenhill and have successfully gained planning permission for other supporting town centre uses at Trinity Square.

Trinity Square in Gateshead is one of the most significant regeneration schemes in Tyneside and has been successfully developed. This mixed-use scheme provides over 100,000 sqm of floor space for retail, financial and professional services, restaurants and cafes, pubs, hot food takeaways, a supermarket, offices, student accommodation, cinema, gym, PCT, car parking and access, public realm and landscaping.

DPP worked with SpenHill Developments Limited and the consultant team to support the planning application both before and following submission to approval. Some 97 conditions were successfully discharged and more recently DPP has gained planning permission for change of use for some of the floor space to be used for supporting town centre uses.
