Carousel Walk, Sherburn-in-Elmet, Selby
Working on behalf of the landowner, DPP was instructed to secure planning permission for 120 houses on a greenfield site on the edge of the village of Sherburn-in-Elmet in North Yorkshire. The 4.6-hectare site was in use as arable farmland, located to the eastern edge of the village adjacent to existing residential areas to the north, west and south-west of the Site.
The site formed part of a larger Phase 2 residential allocation in the Selby Local Plan (2005) for 900+ houses. In 2011 the Council identified a deficiency in the housing land supply and proposed the release of part of the allocated site for the development of up to 282 dwellings.
An outline planning application, therefore, had to be prepared quickly in order to benefit from the limited release. Three applications were submitted by various parties totalling 715 units and as a result of the cumulative size of the proposals, an Environmental Impact Assessment (EIA) was required to consider the impact of the development.
DPP prepared and submitted the planning application and EIA quickly, thereby ensuring the application was considered alongside the two other submissions.
DPP successfully secured planning permission for the development in early 2014. Strata Homes are currently on site.
